The company is locally owned and operated by Byron Jay Lewis who serves as President and Director. He is headquartered at the Edinburg corporate office located at 3111 W. Freddy Gonzalez Dr.

The law firm of Lewis, Monroe and Peña is strategically located in the Edinburg corporate office. The experienced, knowledgeable staff serves as counsel to Edwards Abstract and Title Co. and is available to review documents, deeds, liens, closings and title work as required.

  Byron Jay Lewis and Alan D. Monroe are Board Certified in Commercial and Residential Real Estate Law by the Texas Board of Legal Specialization.

 


From humble beginnings in 1880, the company's founder Judge J. H. Edwards, began a business that has become one of the most established and respected title companies in the Rio Grande Valley.

Judge Edwards was instrumental in clearing land titles in Hidalgo County. Not only did he secure data from old records and early settlers, he often traveled into Mexico to find missing heirs to the Spanish Land Grants.

Judge Edwards and his family moved to Edinburg in 1910. He managed the Hidalgo County Abstract Company, which was later acquired by Judge Edwards and operated as the Hidalgo and Starr Counties Abstract Company until 1919.

Mrs. L.S. Edwards served as secretary of the company until 1926 when she and her sons James L. and Cecil A. Edwards formed the Edwards Abstract and Title Co., which held records of both Hidalgo and Starr counties.

The first office was opened in the heart of downtown Edinburg on the corner of North Closner and West McIntyre St. and later moved to the present location at 3111 West Freddy Gonzalez located in Edinburg, TX on May 7, 2007

Title Commitment

A commitment for title insurance is a title insurance form that offers to issue a title policy subject to stated exceptions, requirements, and terms.

A commitment for title insurance is the first step in the real estate transaction process.

Edwards Abstract and Title Co. has relationships with national underwriters that issue title policies for commercial and residential real estate transactions.

The commitment or binder constitutes a statement of the terms and conditions on which Edwards Abstract and Title Co. is willing to issue its policy.


Title Insurance Policy

Before issuing a title policy, a careful search is made of the county, state and federal records that affect real estate. This is accomplished by using the Edwards' plant, which maintains or has access to references of every deed, mortgage, death, divorce, etc., that might affect property. There are two main types of insurance:

Owner Title Policy -- Insures against loss to the owner of the property.

Mortgage Title Policy -- Insures the holder of a mortgage that this mortgage is a lien (claim) on the property.


Escrow Services

Edwards Abstract and Title Co. has the resources and expertise needed to ensure the accurate and timely closing of all of your real estate transactions. We take pride in addressing the specific requirements of our customers. We accomplish this in two ways. First, every location has a branch manager on site with the experience to handle all commercial and residential real estate closings. And second, we provide improved service levels and minimize processing time using the latest technology.

Tax Service

We secure complete tax data including current property tax information, identifying property tax delinquency and property tax liens. In addition:

We provide assistance with tax payment discrepancies.

Automated tax service is available for research and property tax payment processing.
