Guy’s career spans 39 years in the title insurance industry. He was named President of Southern Texas Title Company in 1983. In September 2010, Guy was named President of Edwards Abstract and Title Co. Cameron County Division upon the consolidation with Southern Texas Title Company. As President of the Cameron County Division, Guy oversees the operations of three branch offices located in Brownsville, Harlingen and South Padre Island.
One of his career highlights includes the selection by the Texas Land Title Association as 1986 Outstanding Young Title Professional for Region 4 that covers San Antonio, Austin and Corpus Christi. This is the highest award given by the title insurance industry to recipients up to age 40 who excel in the title insurance profession.
Guy’s community service includes two terms on the Brownsville Chamber of Commerce where as Chair of the Brownsville Beautification Committee, 10,000 trees and shrubs were planted in Brownsville, Texas.
He has received numerous awards and recognition for work with the Beautification Committee to include: Man of the Year by the Brownsville Rotary Club and Community Forest Award presented by the Texas Forest Service and the Texas Urban Forestry Council. He continues to be involved with community service in several organizations.

Kitty is Vice President and Manager of General Operations of the Cameron County Division of Edwards Abstract and Title Co. She attended Texas A&I University. She began in the Title Industry in 1976 and was employed by Southern Texas Title Company in 1979 until the merger in September 2010 with Edwards Abstract and Title Co. Kitty has 31 years of Commercial Closing experience as well as Residential Closings. Kitty has been involved in the community by serving as a member of the Brownsville Chamber of Commerce “Bien Venidos Committee”, the Brownsville South Padre Island Board of Realtors. She is a past Secretary of the Brownsville South Padre Island Board of Realtors Education Foundation. Kitty is well know for getting the job done and strives to great lengths on every challenge she is given and is happy to take it on. Her slogan is “Big or Small We Close them All”.

Yolanda is a native Brownsville resident. She graduated from Brownsville High School and has been in the title business since 1976. She was employed by Southern Texas Title Company in 1987 until the merger in September 2010 with Edwards Abstract and Title Co. She has served as Director of the Brownsville Hispanic Chamber of Commerce, a member of the Lower Valley Builders & Developers Association and a member of the Brownsville/South Padre Island Board of Realtors. She is a Director of Sunshine Haven, Inc. Yolanda takes the initiative to assist in your title issues. She knows Cameron County and will go that extra mile. Her motto is anything is possible.

Dylan Santiso is a native of Brownsville, Texas. He is a graduate of the Marine Military Academy in Harlingen, Texas and received his Bachelor’s Degree at Southern Methodist University in Dallas, Texas. Upon graduation from SMU, Dylan spent a year farming with his father at the family’s farm and ranch. He began his title insurance career in 1997 in Dallas working his way up to the position of Escrow Officer. Dylan has gained experience and knowledge of the industry while working with other local title companies. He joined Edwards Abstract and Title Co. in October, 2010. He serves the company as the Manager of Business Development for the Cameron County Division and is also a licensed Escrow Officer. His focus is to work with the Cameron County Escrow Team in all facets of business development including serving the Harlingen area as a mobile closer. Dylan’s knowledge, experience and can-do attitude allow him the ability to go to the customer, offering convenience and assurance that the customer comes first at Edwards Abstract and Title Co. Dylan’s motto is “I am always ready to help facilitate business and close real estate transactions whenever and wherever needed”. That says it all.

Alicia Pardo a native of Brownsville started her career in the Title Industry in 1975 at Rio Grand Title Company and moved to Southern Texas Title Company in 1979 now merged with Edwards Abstract and Title Co. With 36 years of experience Alicia, a Senior Escrow Officer has Commercial, Residential and Farm and Ranch closing expertise. She has and remains active in the Brownsville South Padre Island Board of Realtors and Women’s Council of Realtors Brownsville Chapter. With all the years Alicia has been servicing customers in their real estate needs she has gained the reputation as a professional you can count on to get the job done.

Celeste Walker was born and raised in Brownsville, Texas. She has 29 years in the title industry of which she has experience in not only Cameron County but Hidalgo County as well. Celeste joined the Edwards Abstract and Title Co Team in December 2010. Something unique about Celeste is she has 8 years of experience as a Mortgage Loan Officer. This gives her a little advantage. She enjoys meeting people and assisting them in the dream of ownership. She is an active member of the Brownsville South Padre Island Board of Realtors and the Women’s Council of Realtors Brownsville Chapter. Rosie Martinez was raised in Brownsville, Texas and moved back to Brownsville after 9 years in Florida. She started her career as a Secretary for the Law Firm of Czaia & Gallagher in Bradenton, Florida. She came to Southern Texas Title Company now Edwards Abstract and Title Co. in 2000 as an Escrow Assistant and was then transferred to the Attorney Closing and Title Evidence Closing Coordinator for the Brownsville Office. Rosie has a good working relationship with the Attorneys as well as with Other Agents through out the State of Texas. She is proactive in providing the Attorneys the answers to questions they may have and if she does not know the answer she’ll get it for you. Pam Dean has grown up in the Title Industry. Her career started as a Runner in 1981 to Manager of the day to day operations of a Title Company. Pam’s positive attitude motivates everyone around her. In addition to being a Manager she is a Senior Escrow Officer and has the experience of closing any transaction you place before her. She has developed a great customer base over the years and has experience in closing Commercial, Farm and Ranch, One to Four Family Residential transactions and has years of experience closing Condominiums at South Padre Island. In her 30 years in the Title Industry she has worked in Brownsville, South Padre Island and Harlingen, where she started out many, many years ago. Pam not only has dedicated her life to the Title Industry but has been a member of the Rotary for the past 12 years, has sat on the Board of Directors for the past 3 years and has received the “Paul Harris Award” twice.

Paula was born in Harlingen and grew up in Beaumont, Texas, and Corpus Christi, Texas. She returned to Harlingen in 1973 to attend high school. While in high school, Paula worked part time in the legal field for Justice of the Peace F. R. “Jake” Childress, and for the Law Firm of Johnson and Davis. Paula graduated from Harlingen High School in 1976. Immediately following graduation, Paula went to work full time for the Law Firm of Johnson and Davis, holding several positions. While working for Johnson and Davis, Paula attended Pan American University in Edinburg at night. In 1986 she passed the Certified Legal Assistant Exam administered by the National Association of Legal Assistants, Inc. In 1995, Paula moved with Bill Rountree, David Kithcart and staff to help establish the firm of Rountree & Kithcart. In 2000, she passed the Real Estate Certification Exam administered by the Texas Board of Legal Specialization. Paula is a past President, and Legal Secretary of the Year of the Cameron County Legal Secretaries, past State Committee Chairman for Texas Association of Legal Secretaries, an Elder at Treasure Hills Presbyterian Church, and is currently serving on the Board of Directors for Harlingen Arroyo Youth Soccer Club.

Bill attended the U.S. Air Force Academy and the University of Texas at Austin where he received his B.A. in History. After receiving his law degree from the University of Texas in Austin, he practiced law in Los Angeles, California for two years before returning to Harlingen, Texas where he has practiced law since 1976. He is Board Certified by the Texas Board of Legal Specialization in Residential Real Estate Law, Commercial Real Estate Law and Farm and Ranch Real Estate Law. He has practiced law with his partner, David E. Kithcart, and his paralegal, Paula Martin for 30 years. He has served on both State Bar of Texas committees and local non-profit organization committees. He has been married for 26 years to Cynthia, who is an elementary school teacher. His favorite hobby is saltwater fishing in the Lower Laguna Madre.

David Kithcart was admitted to the State Bar of Texas in 1976. He is also admitted to practice before U.S. Supreme Court, U. S. Court of Appeals, Fifth Circuit, and the U.S. District Court, Southern District of Texas. He attended the University of California, Irvine and Texas Tech University, where he received a B.A., with honors, in 1971. Mr. Kithcart received a J.D., with honors, in 1976 from the Texas Tech University School of Law. He served on the Texas Tech Law Review, and was a Briefing Attorney to the Honorable Joe R. Greenhill, Chief Justice, Texas Supreme Court. David is a member of the Cameron County Bar Association in which he served as a Director from 1983 to 1986, and President from 1990 to 1991. He is also a member of the State Bar of Texas and served on the District 12-B Grievance Committee from 1987 to 1993. Mr. Kithcart received the Texas Center Professionalism Award from the Texas Center for Legal Ethics and Professionalism and the Cameron County Bar Association in May, 2003. David moved to Harlingen in 1977, where he and his wife, Rosemary, currently reside.

David is a native Harlingen resident. He graduated from Harlingen High School and went to work for Southern Texas Title Company in 1989 until the merger in July 2010 with Edwards Abstract and Title Co. David is a past member of the Harlingen Chamber of Commerce and has participated in the Harlingen Chamber Sales Lead Roundtable, he is the current Associate Member Representative and the current Treasurer of the Harlingen Area Builders Association in Cameron County. David has 23 years of experience as an Escrow Officer which includes HUD Housing Projects, Commercial and Residential Transactions. He is prepared to tackle the most complicated situations as well as eager to help a first time home buyer.
